The Maintenance Manager oversees the maintenance operations and team for a luxury high-rise residential community, including high-rise buildings and underground parking garages. This leadership role is critical in ensuring the property’s mechanical, structural, and aesthetic components meet the highest standards of quality and functionality. Responsibilities include managing HVAC systems, carpentry, painting, plumbing, swimming pools, electrical systems, and janitorial operations. This individual will also oversee vendor partnerships, budget preparations, contract negotiations, and capital expenditure projects.

Schedule & Availability

  • Schedule: Monday to Friday with occasional extended hours for monthly board meetings.
  • Emergency Availability: On-call 24/7 for emergencies, including floods, fires, and urgent resident matters.

Qualifications

  • Hospitality-driven: Excels in customer service and handles stressful situations with professionalism.
  • Experience: Minimum 6 years of leadership experience in luxury condo or hotel environments as a Maintenance Manager.
  • Skills: Exceptional organizational, follow-up, and communication skills with a proactive approach to problem-solving and accountability.
  • Technical Expertise: Knowledge of HVAC, plumbing, electrical systems, project management, and preventative maintenance practices.

Essential Duties and Responsibilities

  • Develop and maintain a robust preventative maintenance program to minimize equipment downtime.
  • Conduct daily inspections of major equipment, including pumps, motors, boilers, and emergency generators.
  • Monitor and program controls for HVAC systems, fire safety panels, and life safety equipment.
  • Ensure compliance with building codes for alterations and additions.
  • Troubleshoot and resolve equipment malfunctions, coordinating with vendors as needed.
  • Oversee swimming pool and spa maintenance, ensuring proper chemical balance.
  • Supervise the maintenance team, setting clear goals and providing quality control for vendor services.
  • Assist with budget preparation and financial management, maintaining expense records and timely reporting.
  • Maintain a high standard of customer service by promptly addressing and executing resident maintenance requests.
  • Submit weekly Preventative Maintenance and Manager’s Reports.
  • Participate in after-hours duty rotations as required.

Supervisory Responsibilities

  • Manage a team of 5-10 employees, including hiring, training, performance evaluation, and conflict resolution.
  • Ensure staff compliance with company policies and operational standards.

Hospitality and Training

  • Create a culture of excellence by ensuring brand standards are consistently met or exceeded.
  • Foster an environment where team members can reach their full potential through training and mentorship.
  • Demonstrate success in implementing high-standard customer service protocols.

Education and Experience

  • Bachelor’s degree preferred, with extraordinary on-the-job experience required.
  • Maintenance-related degree or certifications in HVAC, OSHA, Plumbing, Electrical, or Project Management preferred.

Language Skills

  • Proficiency in English (written and spoken) is required; Spanish proficiency is highly desirable.
  • Ability to communicate effectively with residents, vendors, and team members.

Computer Skills

  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint).
  • Familiarity with accounting and payroll systems, internet browsers, and email programs.
